What to have ready

Ninety percent of failed signings come down to one of these four things. A minute of checking now saves a second trip later.

  • A valid, unexpired government photo ID for every signer
  • The complete document, unsigned — I have to witness the signature
  • Any additional witnesses your document requires
  • The name on your ID matching the name on the document

A note on names

This trips people up more than anything else. The name on your ID has to reasonably match the name on the document. "Robert J. Smith" on the ID signing as "Bob Smith" is usually fine. "Robert Smith" signing a document made out to "Roberta Smith" is not.

If you recently married, divorced, or the lender printed your name wrong, tell me when you call. It is almost always fixable ahead of time and nearly impossible to fix at the table.
